Feasibility Studies

Before you purchase land, approve an architectural plan, or make a recommendation to a client, it’s important to know all of the facts regarding the property.

That’s because what you don’t see or know can cost you dearly in time and money. And, its why many seasoned developers, municipalities and attorneys call us before a deal is made, or a plan is approved.

We can provide them with a range of insights that can help them understand the big picture of what’s involved in developing a property both short- and long-term.
We also routinely develop several scenarios of how to best approach and solve the problems from a logistical, cost and time basis.

Site Constraints

At Hopewell Valley Engineering, we will analyze and research all factors that may impact a particular site.

This often includes the identification and mitigation of environmental factors.

The study lets you know up front all of the limiting factors that may affect the use, type of use and amount of use of a site.

Site Plans

We can prepare site development plans for residential, commercial, industrial, or governmental facilities located on an individual lot.

This process begins with a conceptual plan and sketch and continues through preliminary and final plans

Some of the various components of these plans include:

  • Water supply
  • Lot/site layout
  • Roads and parking lots
  • Site grading
  • Recreational facilities
  • Flood plain delineation
  • Landscaping & lighting design
  • Soil erosion control
  • Storm drainage
  • Sewage disposal

Subdivisions

Prepare all plans and documents required to subdivide an existing property into smaller, individual lots.

Minor subdivisions typically create between 2-4 new lots and require no new public improvements-such as roadways.

Major subdivisions create many more lots and require the construction of new public improvements. Major subdivision plans contain all necessary designs and details needed to construct the public improvements.

Subdivision improvements include:

  • Roads
  • Storm drainage
  • Sewage disposal system(s)
  • Potable water supply
  • Soil erosion and sediment control
  • Landscaping and lighting of roads and public areas[/list}

Public Improvements

We can prepare plans and specifications for public improvement projects at various levels of government.

Typical projects include:

  • Road construction/reconstruction
  • Storm drainage
  • Water supply systems
  • Infrastructure improvements
  • Sanitary sewers
  • Recreation facilities

Flood Plain Delineation and Stormwater Management

We can evaluate and delineate flood plains in order to determine the cause of localized flooding.

Our comprehensive plans will present the most cost-effective techniques for eliminating flooding.

Permit Applications

We know the law; we know the people and the process that can save you time and money when it comes to preparing and submitting the necessary applications to local, state and/or federal agencies.

Construction Inspection

At Hopewell Valley Engineering, we are experts when it comes to construction inspections, coordination and contract ad ministration services for real estate development, utilities and roadways.

Dam Safety Investigation and design

ln the late 1970s and early 1980s, the Army Corps of Engineers prepared Phase I lnspection Reports for the existing dams throughout New Jersey in accordance with the Dam lnspection Act, Public Law 92-367.

These reports, prepared under the National Dam Safety Program, contained recommendations for remedial repairs and further hydrologic and hydraulic studies for each of the existing dams inspected.

The responsibility for the implementation of these recommendations was transferred to the NJDEP-Dam Safety Section.

Hopewell Valley Engineering, PC offers a staff of experienced engineers and technicians to assist dam owners looking to maintain, upgrade, or modify existing structures that may or may not currently be under the review of the NJDEP. Services include:

  • lnspections
  • Hydrologic and hydraulic studies
  • Dam break analysis
  • Emergency action plans
  • Operation and maintenance manual preparation
  • Plans and specifications for remedial repairs and spillway modifications
  • Permits and/or approvals for all construction activities from required governmental agencies, including NJDEP and County Soil Conservation Districts
